Our inspection and testing services are available in a variety of packages or as stand-alone options.

General Inspections

Recommended for real estate transactions

Starting at $350 

The General Home Inspection consists of the house systems and structural components as described in the NY State Standards of Practice for Home Inspectors.

  • Pricing begins at $350 for a single family house of approximately 1000 Sq. Ft. with an attached garage. This is our minimum cost for a General Inspection. Pricing varies for larger or more complicated homes; please call for a specific quote. Radon testing and other services are additional. Travel time and distance may incur an additional charge to some locations.
  • Inspections limited to specific issues or components, such as only the roof or only a foundation as requested by the customer, have a minimum charge of $175.00.
  • Multi-family (2 units) start at $450.00.
  • Our inspection services exceed the New York State standards of practice.

Radon Testing

Invisible and odorless, the presence of radon is common in basements and can cause lung cancer.

Starting at $150

This test follows the 48 hour EPA Real Estate Testing Protocol. This protocol is primarily a screening test, commonly used to help determine if the dwelling has the potential for an elevated radon level. We provide first time screening, post mitigation check up, and follow up testing.

Fuel Gas Leaks and Carbon Monoxide Testing

 Identifies areas of gas or fuel oil leakage, reduces risk of explosion, and detects the presence of carbon monoxide.

Thermal Imaging

Non-invasively identifies weak spots in the building’s thermal envelope, and more.

Starting at $200

Identifies​ HVAC system leaks, potential areas of hidden moisture, overheating electrical components, and areas of air infiltration.​​​

Water Quality Testing

We sample for total coliform, e coli, and other contaminants in your drinking water. We will collect and deliver the water sample(s) to the closest NYS licensed Laboratory, particularly when an unbiased third party or chain of custody issue is required.

Starting at $140

Annual testing of the well water enables the homeowner to establish a baseline and monitor water quality. It may also provide legal recourse if neighboring activities such as shale gas operations cause a problem with your water.​​

  • It is strongly advised that homes with a private water supply in agricultural or rural communities conduct well water testing.

Weatherization Inspections

The first step in making your home energy efficient.

Starting at $250 

Designed to improve the comfort, safety, and energy efficiency of your home, and save you money on your energy bill.

  • This inspection includes testing for combustible gas leaks and carbon monoxide, insulation adequacy, locating interior and exterior air leakage areas, thermal imaging, and evaluation of attic ventilation.
